(Yicai) Aug. 2 -- CWVS, a property management joint venture of China's Vanke Service and the US’ Cushman & Wakefield, has embraced digitization to meet the smart, green, and diversity trends in the development of commercial enterprise space services, according to Vice President Allen Qian.

“Smartization is an inevitable trend in the operation, management, and servic of commercial and corporate spaces,” Qian said at the Royal Institution of Chartered Surveyor China Summit 2023 held in Shanghai on July 28. 

Shenzhen-based CWVS uses new technologies, including the internet of things, big data, and artificial intelligence, to achieve the perception, monitoring, analysis, control, and integration of resources for higher efficiency, Qian said.

CWVS has been expanding its energy management business since last year, setting up a JV with Shanghai Timechain Technology to develop building energy-saving tech this year, he added.

CWVS is also developing an AI of Things energy-saving smart control platform for central air conditioning, as about 90 percent of the energy consumed when running commercial buildings comes from heating, ventilation, air conditioning, lighting, and elevators.

CWVS also extends its property and facility management services upstream and downstream, connecting with shareholder Onewo and CW's resources, Qian pointed out.

This allows it to offer services, including park investment attraction, commercial and supporting facilities, and energy management to asset owners, and services such as business process outsourcing, employee benefits, and big data solutions to corporate tenants, he noted.

The firm provides property, facilities, and asset management services to 1,140 commercial building projects in 149 cities in China.
